The brief

Fifti Property Group aimed to turn Russett House into a premier boutique workplace, blending hotel-inspired amenity with practical operational layout. The brief required two distinct solutions across the building:

• Ground floor: Six Cat A+ signature office suites ranging from 312 square feet upwards, delivered fully fitted, beautifully furnished and plug-and-play ready for immediate tenant occupation.

• First floor: A 50-person corporate headquarters, complete with executive director offices, boardroom facilities, client meeting spaces and a hospitality-grade kitchen designed for hosting events.

• Communal spaces: High-spec public areas including a porcelain-tiled entrance, shower facilities, cycle storage and bookable meeting rooms.

The challenge

Executing a design-led fit out created by an external team requires exact detail to preserve design integrity while keeping the build practical, compliant and on budget. Russett House presented technical complexities common to established Edgbaston properties, particularly surrounding the integration of new mechanical, electrical and air handling services without lowering ceiling heights or disrupting period window lines. Managing the contrasting demands of fast-tracked Cat A+ suites alongside bespoke, layered joinery for the first-floor headquarters also required careful sequencing on site.

The completion of Russett House establishes a high watermark for managed office space in Edgbaston. By combining external design vision with 2G’s build expertise, Fifti Property Group brought a high-yield commercial asset to market on schedule.
